Mobile is a recruiting hotbed and they play in a municipal stadium that seats 40k plus IIRC. They have some advantages there.

I'm at a loss. How on earth is it that they're able to schedule home games with P5 schools? Are we just not interested, or is this another episode of the Neverending TK Football Failboat Saga?

Boroeagle hit the nail on the head. Same reason Georgia State got UNC for a home game. Atlanta is a recruiting hotbed, and it's an easy win for UNC.
They have a slight FBS head start as well. We are in the middle of nowhere folks with a tiny stadium. Correct me if I am wrong locals but the immediate area is not anything near as good as 1-AAAAAAA either.
Well, to be fair, Troy has also hosted Oklahoma State.
After the best defensive coach in football turned us down for a game and North Texas buying out of a game with Army and the way New Mexico schedules I don't see how anyone can deny the offense doesn't play a role in keeping us from getting games.
Kleinline cannot schedule. The excuses continue to pile up
Too many Urkels on your team that's why your wins low
